Vacation Rental Software Cost Per Unit
Reported per-listing pricing runs roughly $2 to $50 a month — and the three things that distort the comparison are booking fees, volume tiering that punishes small hosts, and what the per-unit figure actually covers.
What does vacation rental software cost per unit?
Reported per-listing pricing in 2026 runs from about $2 to $50 per unit per month, and the spread has less to do with features than with how the vendor is built and where it takes its margin.
Published and reported figures: FrontDesko $2 per unit; Lodgify Starter ~$14–16 with a 1.9% booking fee; Hostaway ~$20–40, quote-based; Guesty Lite ~$23 and Guesty Pro ~$30–50; Hospitable ~$29–39 for a first listing then +$10 per extra; OwnerRez ~$88 for a single property on a sliding scale.
Three structural things make per-unit comparison harder than it looks, and all three are covered below: percentage booking fees, volume tiering, and what the per-unit figure actually includes.
Per-unit pricing compared
Reported October 2026. Add any booking fee before comparing.
Competitor figures are third-party reported ranges as of October 2026, not vendor rate cards — several of these platforms price by quote and publish no list price. Sources are linked below. Verify directly before deciding; vacation rental pricing moves frequently and often differs between monthly and annual billing.
The three traps in per-unit pricing
1. The percentage fee that is not in the headline
A booking fee turns a fixed software cost into a share of your revenue, and it scales with your success rather than your usage. Lodgify's Starter plan carries a reported 1.9%. On one unit turning over $40,000 a year that is about $760 — more than fifteen times the entire annual subscription on an $2 per unit plan. Always add the percentage to the subscription before ranking anything.
2. Tiering that runs the wrong way for small hosts
Most platforms reduce the per-unit rate as portfolio size grows, which means the highest per-unit cost falls on the smallest operator. OwnerRez at a reported ~$88 for a single property is the clearest case. If you run one to five units, you are paying the worst rate in the market on most platforms — check the price at your unit count, not the one in the marketing.
3. Per-unit for what, exactly
Some per-listing prices cover channel management only, with the property management system, booking engine or messaging charged separately. Ask what the number includes and what the all-in figure is once everything you need is switched on. FrontDesko's $2 covers the full product — PMS, channel manager, direct booking engine and messaging — which is the comparison that matters.
Annual cost at realistic portfolio sizes
Using the reported figures above, before booking fees:
- 1 unit: $48/yr · ~$348–468 at Hospitable · ~$1,056 at OwnerRez
- 5 units: $120/yr · ~$1,200–2,400 at Hostaway's reported range
- 10 units: $240/yr · ~$2,400–4,800 at Hostaway · ~$3,600–6,000 at Guesty Pro
- 25 units: $600/yr · ~$6,000–12,000 at Hostaway
Those gaps are large enough that the software decision is a genuine line in the P&L for a small portfolio, not a rounding error.
What per-unit pricing should tell you about a vendor
A published per-unit price with no booking fee and no minimum tells you the vendor does not need a salesperson in every deal. A quote-based per-listing price tells you the opposite, and that your rate depends partly on how much competition is in the conversation. Neither is dishonest — but only one lets you work out your cost before you talk to anyone.
Our own position, declared: FrontDesko is $2 per unit per month for the full product, published, with no booking fee. We are also newer, with a shorter integration list and no directory reviews yet. Questions
What does vacation rental software cost per unit?
Reported per-listing pricing in 2026 runs from about $2 to $50 per unit per month. FrontDesko is $2 per unit for the full product. Lodgify Starter is reported at roughly $14 to $16 with a 1.9% booking fee attached; Hostaway at roughly $20 to $40 and quote-based; Guesty Lite around $23 and Guesty Pro $30 to $50; Hospitable $29 to $39 for a first listing then about $10 per additional; OwnerRez around $88 for a single property on a sliding scale.
Why is per-unit pricing hard to compare?
Three reasons. Percentage booking fees sit outside the headline rate and scale with your revenue rather than your usage. Volume tiering means the advertised per-unit rate usually applies to larger portfolios, so small hosts pay the worst rate. And per-unit prices cover different things — some include only channel management, with the property management system, booking engine or messaging charged separately.
How much is a 1.9% booking fee actually worth?
On a single unit turning over $40,000 a year, 1.9% is roughly $760 annually. That is more than four times the entire yearly subscription on an $2 per unit plan, and it grows as your revenue grows. Any percentage fee must be added to the subscription before platforms can be ranked meaningfully — it frequently reverses the order a headline comparison suggests.
Which vacation rental software is cheapest per unit?
On reported 2026 figures FrontDesko is the lowest at $2 per unit per month for the full product with no booking fee. Lodgify Starter has a lower-looking headline than most at roughly $14 to $16, but the 1.9% booking fee usually makes it more expensive in practice for an active unit. Beyond price, check what each per-unit figure includes before treating the comparison as settled.
Do vacation rental platforms charge less as you add units?
Most do, which means the highest per-unit cost falls on the smallest operator. OwnerRez at a reported ~$88 for a single property is the clearest example, with the rate sliding down as listings are added. Always check the price at your own unit count rather than the figure used in marketing, which usually reflects a larger portfolio.
What should a per-unit price include?
At minimum the property management system, channel synchronisation with Airbnb, Vrbo and Booking.com, a direct booking engine and guest messaging. Ask explicitly which of those are in the quoted number and which are extra, because a low per-listing rate covering channel management alone can end up more expensive than a higher rate that includes everything.
What does 10 units cost per year?
At $2 per unit it is $240 a year. Using reported competitor ranges, the same 10 units run roughly $2,400 to $4,800 at Hostaway and roughly $3,600 to $6,000 on Guesty Pro, before any booking fees. At that scale software stops being a rounding error and becomes a real line in the profit and loss.
Is quote-based per-listing pricing a bad sign?
Not dishonest, but it tells you something. A published per-unit price with no booking fee means the vendor does not need a salesperson in every transaction. A quote means your rate depends partly on portfolio size, region and how much competition is in the deal — and that you cannot calculate your cost before talking to someone.
