How much does FrontDesko cost for vacation rentals?

$2 per unit per month, with a $4 minimum monthly bill. That covers the complete product — property management system, channel manager, direct booking engine and guest messaging. There is no separate PMS fee and no commission on direct bookings.

One rate, one line on the invoice. Ten units is $20 a month. Three units is $6. The bill never drops below $4. The number does not change because you added a feature, because you connected another channel, or because you took more bookings.

This is deliberately a different model from our hotel pricing. Hotels are billed in room bands — see hotel PMS pricing — because a hotel is one property with many rooms. A vacation rental portfolio is many properties, often in different places, and per-unit is the honest way to charge for that.

Why the gap is this large

Two reasons, and only one of them is about us.

The first is cost structure. Vacation rental software is sold largely to professional managers by sales teams, with onboarding handled by people. That organisation has to be paid for out of the per-listing fee, and it sets a floor beneath which a vendor of that shape cannot go. A small team building with AI has a different floor. The second is where the money is taken. Some platforms show a low headline and recover it elsewhere — Lodgify's Starter plan carries a reported 1.9% booking fee, and on a unit turning over $40,000 a year that is roughly $760 annually on top of the subscription. A percentage of revenue is not a software price; it is a share of your business. We do not take one.

Work out your own number

Multiply units by $2, with a $4 floor. That is the whole calculation:

  • 1 unit — $4/month (the minimum), $48/year
  • 5 units — $10/month, $120/year
  • 10 units — $20/month, $240/year
  • 25 units — $50/month, $600/year
  • 50 units — $100/month, $1,200/year

Then do the same for whatever else you are considering, and include the booking fee if there is one. That single step changes the ranking more often than any feature comparison does.

The honest caveats

Three things worth knowing before you switch, stated plainly because you will find them out anyway.

We are newer than the platforms above. Guesty, Hostaway, Lodgify and OwnerRez have years of reviews on the major directories; we do not yet. If reading fifty peer reviews is part of how you buy, that is a real gap.

Our integration list is shorter. If you depend on a niche channel, a specific dynamic-pricing tool or a particular smart-lock brand, check it before committing rather than after.

We are not a professional-manager platform. Trust accounting, owner statements and large-portfolio workflows are where Guesty and Hostaway have genuinely invested. If you manage units on behalf of owners and need owner payouts and statements, they fit better than we do today.

At ten units that is $20 a month against $200 to $500.

Why is vacation rental pricing per unit rather than flat?

Because a vacation rental portfolio is many separate properties rather than one property with many rooms. Per-unit is the honest way to charge for that, and it means a host with three units is not subsidising one with thirty.
